תוס' ד"ה קני

He acquires it from its base until the תהום, etc. - קני ליה משיפוליה ועד תהומא

Summary:
The רשב"ם maintains that the buyer retains the right to replant the tree, and תוספות maintains that his right is limited that the seller cannot dig under the tree. According to the רשב"א, we are to redeem the tree לפי זרע חומר שעורים (if we maintain בעין יפה מקדיש) or בשווייה (if we maintain בעין רעה מקדיש).

And if he sold him a כורכמא דרישקא, etc. - ואי כורכמא דרישקא

Summary
כורכמא דרישקא is kept in the ground for three years, and so there is the concern that he might claim that he bought the land as well.

Summary:
People live within a year’s walking distance of their properties; we cannot be concerned about extreme cases.

תוס' ד"ה מחאה

A protest not in his presence, etc. - מחאה שלא בפניו כולי

Summary:
The מערער (who is interested in knowing about his distant fields) is more likely to hear about the חזקה, than the מחזיק (who is secure in his purchase) is likely to hear about the מחאה. Therefore we discuss מחאה שלא בפניו instead of חזקה שלא בפניו.
